The AC Hotel, which is located at 842 Sixth Avenue in Midtown and has a total built area of 100,000 square feet, has 168 guest rooms, terrace floors, and other amenities. The Hotel New York NoMad will be the world’s tallest modular hotel once it is completed.

Each steel module has one completely furnished guest room, which has been pre-painted, decorated, and is furnished with beds, bedding, floors, and even toiletries. Modular construction will also be used for the hotel’s roof and rooftop bars, while traditional methods will be used for the hotel’s public rooms, such as the restaurant and lobby.

The modular rooms are built at a factory in Poland, shipped to New York by cargo ship, loaded onto flatbed trucks, transported across the Brooklyn Bridge, and finally crane-lifted into place one by one.

Modular architecture offers the potential to be faster, more durable, cost-effective, and environmentally sustainable. It presents solutions to several challenges in the construction industry, including climate instability, labor shortages, financial risks, and material waste. Yet, despite these advantages, modular construction has not yet seen widespread adoption.

For this project, we took full control of designing our own modules for the first time, optimizing speed, strength, affordability, and sustainability. In previous projects, our clients and contractors developed modules using their own systems. This time, we partnered with Mitek, a global leader in construction components, to create a hotel modular prototype.

Our initiative aims to provide developers and builders nationwide with a viable modular option while also inspiring architects to embrace modular design.

Rendering – Producing high-quality visual representations to communicate design intent to internal teams and stakeholders.
Renovating this Chelsea loft required balancing two distinct goals: maintaining its spacious, industrial character while transforming it into a warm and inviting home. The challenge was to harmonize clean lines, hard materials, and a neutral palette in a way that still felt cozy and livable.

The Chelseal Loft project began with a constrained budget, a compact footprint, and a floor plan that reflected the uninspired design trends of 1980s Manhattan. To unlock the space’s full potential, we reimagined its layout, removing unnecessary partitions that divided the living area and dismantling a fireplace that detracted from the breathtaking Empire State Building view. By stripping away these outdated elements, we created a more open, functional, and visually compelling environment.

    Overall Project Photos

The layout was reimagined by removing the dividing wall that artificially designated the space as a “one-bedroom” and eliminating the fireplace that once competed with the striking Empire State Building view.

To maintain separation between the bedroom and living area without compromising openness, pocket doors were introduced—allowing for both privacy and an effortless flow of light and movement.
A narrow entryway and an unsightly closet were addressed by integrating a custom-designed enclosure that transformed the corridor into a sculptural element, framed by the warm glow of inset cove lighting. With careful deconstruction and a series of thoughtful design interventions, a once-cramped and uninspired apartment was transformed into a refined, functional living space.

Spanning two floors and seamlessly connected by a central staircase and elevator, the space includes a great room, family room, his & her dressing rooms, primary suite, guest bedrooms, kitchen, dining area, and multiple terraces. The design process involved developing multiple schemes for every space, refining them to align with the client’s lifestyle and aesthetic preferences. The result is a sophisticated and highly customized residence that balances elegance, functionality, and a distinct design narrative throughout.

Removing the partition that once confined the layout created an open, more fluid living space, allowing natural light to extend unobstructed throughout the apartment. Eliminating the fireplace, which previously competed with the striking Empire State Building view, further emphasized the home's architectural strengths.

To maintain a sense of separation without sacrificing openness, sleek pocket doors were installed, offering the flexibility to enclose the bedroom when needed while preserving an airy, connected feel when open. The once-cramped entryway and outdated closet were reimagined as a cohesive design element—wrapped in custom millwork and accentuated with warm cove lighting—transforming a formerly awkward transition into a striking architectural feature.
